02. DESIGN
RETAINER
Dream designs personalized to your budget and utility
For basic interior & exterior renovations and landscaping, we capture simple measurements using AR tools and create photorealistic visuals to produce an accurate build estimate for your approval. For remodels requiring building permits, we may require land surveys, as-built plans, and BCIN stamped construction drawings as per Ontario Building Code and municipal bylaw & zoning requirements.

Your design package will serve as the foundation for the project and is personalized around you. We use Slack and weekly 1-on-1 meetings to communicate & collaborate with one another. Our clients are typically wrapped within 2 included rounds of revisions, with any additional revisions accommodated for a fee. Once you approve the final designs & build budget we begin our transition into the next phase of the project.
03. PERMITS

Building Permit Package Preparation & Submission
We help prepare and submit your permit drawings, site statistics, surveys, schedules, structural documents, designer schedule 1 forms, and any required approval letters to the City of Hamilton's Building Division via ePLANS online portal. While we can easily monitor the approval process online, we cannot control turnaround time whatsoever which can vary from 2-8 weeks depending on backlogs.

04. PROCUREMENT
DEPOSIT: TO SECURE MATERIALS, EQUIPMENT, LABOUR
Sit back and relax as we gear up, pick up, and drop off.
Our dedicated team procures all required supplies after having calculated material square footages and linear lengths from available plans and sectional measurements. We order, inspect, and deliver materials to site to help the project start and finish without delays.

05. BUILD
INSTALMENTS: PER COMPLETION OF MILESTONES

Your project will be built by our own licensed & insured team that is briefed with all details and construction notes to help ensure a quality build. We only subcontract tasks that require accredited licensed masters (plumbing, HVAC, electrical) for OBC compliance & liability purposes and with whom we have previously conducted repeat business with and supervised.
